How do we get from Dream to Deal when nothing is Real except the land itself?   

  



Curb appeal is critical.  The property should be cleared, manicured, and gently landscaped.  A tasteful observation deck overlooking the water or park leads to a   similarly tasteful sales trailer.

A "portable classroom" is the norm.  Perhaps the architects can embellish its exterior and interior.  








There, the sales force must qualify Ups, and proceed through orderly Qualified Presentations: brochure, floorplans, finishes and trims, web-demo... 

The percentage of QPs that convert to Decisions (30- or 60-day Options or See & Buys) is a key component of Market Cost Per Sale and sales velocity.

To begin the conversion process, the collateral, grounds, and site trailer must instantly satisfy a prospect's wary curiosity.

A glass tile, internally illuminated, 3-D model of the tower can be the centerpiece of the trailer.  It would eventually be displayed in the lobby of the finished building.

A 2-dimensional opaque tile mosaic of numbered individual tiles could be constructed. Option buyers get one tile. Final buyers get six. Referring brokers and agents get three. As the tiles disappear prospects see tangible evidence that people are buying...
